Epperson Lagoon is nestled between SR 52 and SR 54 in Welsey Chapel, just East of I-75. You can access Epperson from I-75 by taking Ext 282 / Overpass Rd or Curley Rd, which connects both SR 52 and 54. If you are visiting the lagoon you'll want to put 31885 Overpass Rd, Wesley Chapel into your GPS. 

Eagle Park: Green spaces, walking trails, and picnic areas.

The Lake House: A community center with a fitness center and social spaces.

Dog Park: A 5-acre off-leash area for pets.

Epperson offers a variety of homes, including single-family homes and townhomes, built by top builders like Pulte Homes, M/I Homes, Lennar, D.R. Horton, Biscayne Homes, and DRB Homes. Homes range from 3 to 6 bedrooms and 1,498 to over 5,555 square feet, with prices starting in the $300s and going up to over $1.2 million.

Balcara Group offers Townhomes in the lagoon community. These luxuary rental townhomes come with spacious interiors, private garages and nature views. You would haveaccess to a private lodge, social rooms, a gym and playground.

Yes, the Epperson Lagoon subdivision in Wesley Chapel, Florida, is a gated community. This feature enhances security and provides a sense of exclusivity for residents. However, note that the Crystal Lagoon within the community may occasionally be accessible to non-residents for specific events or with paid access. 

Innovation Preparatory Academy (InPrep) is a state of the art K-8 free charter school in the Epperson community. The Kirkland Ranch Academy of Innovation is for students from 9th-12th grade and offers advanced career and technical education to its students. In addition, four more top-rated schools are within two miles of the community. 

 Homeowner’s Association (HOA) Fees: These cover maintenance of the lagoon, ULTRAFi internet, and other amenities. Exact fees vary and we will confirm them.

Community Development District (CDD) Fees: As part of a master-planned community, Epperson has CDD fees to fund infrastructure and amenities. These are typically included in property taxes and vary by home.

Property Taxes: Pasco County has relatively lower taxes compared to other Tampa Bay areas, but exact amounts depend on the home’s assessed value.

Lagoon Access: Residents receive full lagoon access for their household, with discounts on rentals and activities. Confirm any additional lagoon-related fees with the community management.

Epperson does not offer a 55+ deed restricted area, however Mirada Lagoon does offer a 55+ active adult sections with similar lagoon amentities. We can help you with a Mirada home purchase as well.
